
The Process
When we buy land we have a well trodden process we follow for doing so.

STEP 1 - GET IN TOUCH
If you are a landowner, agent or intermediary and have a potential parcel of land or building you would like to explore selling, we want to hear from you. Either fill in the form below or ring us to discuss your site.
STEP 2 - INITIAL SITE ASSESTMENT
Once you have got in touch with us and given us a little more detail, we will undertake an initial assessment on the land. This typically will include any obvious constraints on the site such as flooding, access and TPOs as well as checking the legal title and reviewing the local planning policy in the area.
STEP 3 - SITE VISIT
Once we have undertaken an initial assessment on the land and can not see any obvious major concerns, we would carry out a site visit. This enables us to understand the local area as well as a more in depth look at the potential site and any physical constraints such as topography of the site. Preferable we would want to meet the landowner at this stage to understand more about what they are looking to achieve from the sale of the site.
STEP 4 -OUR OFFER
Once we have undertaken a site visit, we would conduct any further due dalliance if required such as further planning and transport advice as well as put together some initial design ideas of what might be achievable on the site.
At this point we would be in a position to put forward a formal proposal which typically would include several different offers depending on the landowner’s aspirations as well as our planning strategy and timescales. We would also be delighted to talk through our offer in detail if required.
STEP 5 - HEADS OF TERMS
If you are happy with the offer, we would draw up Heads of Terms which simply set out the high level details of the offer which are passed onto the lawyers to get the ball rolling with the legal conveyancing process.
STEP 6 - LEGAL AGREEMENT
Depending on the structure of the proposed agreement and current planning status on the site, will determine what type of legal agreement we sign. Typically, we usually opt for either an option agreement or Land Promotion agreement to allow us to run the planning however we are also happy to exchange contracts with a delay while we run the planning. If the site already has the benefit of full consent, then we would proceed to exchanging normally.
STEP 7 - POST LEGAL AGREEMENTS
Once we have signed the legal agreement, we would push forward the planning process including any surveys which would be required such as Soil Investigations and then the detailed planning submission to the Local Planning Authority. We will keep you regularly updated with the progress to ensure you are well informed on timescales for the planning permission being granted ready for completion on the purchase of the land.
