Marches Homes offers landowners the opportunity for us to pay for the cost of the planning permission and sale of the land, while both sharing significantly in the uplift created, at no cost or risk to them at all.

Marches Homes uses our own extensive resources, funds and expertise to manage the entire planning process on the landowners behalf, at our own cost and risk, to get the site allocated if required and then through the planning process to become consented to maximise the value for the landowner to share with.

If a landowner wanted to do this themselves they would have to firstly know the optimal strategy to take the site into planning, then find the best consultants (which are not tried and tested) all at their own cost and risk and hope that what they are doing is right. Some landowners do get lucky by doing it all themselves however most do not or do not get the best planning for the site and thus value to the landowner.

By working with Marches Homes, we can save you the high risk costs, time, lack of control offered by an option agreement as well as low price forced down by the inherent nature of the typical discount arrangement required by a developer.

We can help landowners achieve significantly higher financial reward that they would with a conventional developer option, where you only receive a percentage of the ‘open market value’ determined by a valuation opposed to market exposure and appetite.

How does it work?

We enter into an agreement with the landowner to promote your land for developer within agreed timescales.

If we are successful in obtaining planning permission, the land will be offered for sale to the open market with the benefit of consent and a proven marketing strategy. This will fully expose the land to ensure the maximum sales values is achieved through completion.

We then receive a percentage of the sales proceeds, plus our costs for obtaining planning back. We will agree the percentage from the outset but typically is it around 20% of the sale land value. We will also agree a cap on our costs.

In some circumstances, Marches Homes would look to acquire the site from you to allow us to build out the houses.

Only when planning is successfully obtained, do we share in value. We only advance sites that we are confident we can obtain planning on. We cover all the costs out of our own pocket meaning there’s no cost to you or risk to you throughout this process.

If we don’t obtain planning permission, we bear ALL of the costs incurred so there is absolutely NO RISK to you at all for entering into a land promotion agreement with us.

STEP 1 - GET IN TOUCH

STEP 2 - LAND FEASABILITY

We will undertake a FREE initial review on your site and if it has potential we will then undertake a detailed assessment with our planners and architects and preform a FREE feasibility study.

STEP 3 - PROPOSAL

Our proposal will show you how we can optimise your site at no risk to you and how much more you could make if you work with us via an outright purchase or partnering with Marches Homes.

STEP 4 - LEGAL AGREEMENT

Our  solicitors will draw up our contract and if you decide to partner with us. They will confirm the land value you will receive, terms and conditions and timelines to achieve planning.

STEP 5 - PLANNING

We will then go through the process to obtain planning permission on your behalf. We will cover ALL associated costs at our own risk, you will incur no planning cost and this process typically takes 6 months.

STEP 6 - SALE OF LAND

With planning permission granted, we would then buy the site from you at the pre agreed price and the scheme would then be built out.
