Welcome to our virtual public consultation regarding the proposed development of Ambleside, Roberts End, Hanley Swan for new homes.

Marches Homes are in the early stages of consulting with the local community with a view to eventually seeking planning permission to build up to 40 new homes including 40% much needed affordable housing in Hanley Swan.

The purpose of this consultation is to inform the local community of our vision and share our emerging proposals for the site and most importantly, to give you and your neighbours the opportunity to provide any comments and feedback in advance of a formal planning application being submitted on the site.

This is not the last time you will be able to make comments on these proposals. In the future, there will be further opportunities for engagement to allow more involvement in how the detail of the scheme might look. Then once the planning application is submitted to Malvern Hills District Council you will also be able to submit formal comments to the Council directly. These comments will be considered by the Council when they determine the planning application.

Site Background

  • The site is located within the centre of Hanley Swan village within Malvern Hills district in Worcestershire.

  • The site extends to 1.96 hectares which is made up of mostly flat agriculture land with a residential dwelling on it and several outbuildings.

  • The house and grounds of Ambleside sit within the settlement boundary whilst the field to the rear lies outside it but abuts it on three sides where there is existing residential development.

  • The site does not lie within any green belt, AONB, SSSI, conservation area, significant gap land or any other protected land designations.

  • There are no Tree Protection Orders (TPOs) on the site and no Public Rights of Way (PROW) over the site.

  • The site lies within a Flood Zone 1 area, which is the lowest risk of flooding.  

  • Hanley Swan is a Category 1 village, containing a primary school, pre-school, convenience store, restaurant and bus links to nearby Malvern, Worcester and surrounding villages. It is therefore considered a sustainable location, and thus, suitable for residential development.

  • Access onto the site would likely be off the B4209, partially incorporating the existing access.

  • Our emerging proposal comprise 40 new homes, including affordable homes and the creation of substantial public open space and green infrastructure.

 

Why Hanley Swan

  • Hanley Swan is well located for employment given its proximity to Malvern (4.4 miles) and Worcester (10 miles)

  • It has regular good bus services to Malvern and Worcester.

  • It is well located to the local road network, especially to the M5 and the M50.

  • There are excellent local amenities within the village including a pub, primary school and shop, all accessible by foot from the proposed site.

  • There is currently a severe undersupply for new housing being built locally, both open market and affordable, and the demand for new homes has never been greater and Hanley Swan is a good place to help ease that housing and affordability pressure.

Our Proposal

We are currently in very early stages of preparing a planning application on the site and our proposals are very much conceptual and thus Marches Homes are seeking feedback from the local community as early as possible to help us develop our proposals further, considering local feedback on how we can enhance the scheme and local area.

Considering local and national planning policies, we would expect any proposed development to including the following benefits to the local community:

  • The delivery of up to 40 new homes with a mix of open market and affordable housing contributing to the local housing need.

  • 40% of new homes (16) will be affordable housing for both sale and rent.

  • A range of new homes from starter homes, to varying size family homes and affordable homes of varying tenure helping create a diverse and balanced community.

  • The retention of significant areas of open public space and green infrastructure (40%) and opening these up to public access, enhancing the local landscape and environment as well as seeking to achieve a biodiversity net gain.

  • An extensive high quality landscaping scheme sensitive to the existing area which will enhance the surroundings for the residents and benefit the local community.

  • Sustainable drainage with features that support and enhance the ecological value of the area.

  • Main vehicle access off the B4209, partially incorporating the existing access onto the current residential dwelling known as Ambelside.

  • Plenty of parking spaces for each property as well as visitors.

  • Investment in public transport as well as walking and cycling infrastructure helping serve the wider village.

  • The creation of new public walking routes through the site providing better connectivity between the village for residents within Hanley Swan.

  • Financial contributions to local community and infrastructure such as schools, sports facilities, and heath care as well as bringing new residents who would spend in the local economy for example the pub, village shop etc.
